Lucie White & Co Ltd is committed to complying with UK Anti Money Laundering legislation and to helping protect our clients and the property market from financial crime.

As an estate and letting agency, we are required to carry out Customer Due Diligence and identity verification checks as part of our legal and regulatory responsibilities.

These requirements can apply to vendors, purchasers, landlords and tenants at the appropriate stage of a property transaction.

Identity Verification

Before entering into a business relationship, we may need to verify your identity and address.

We use electronic identity verification as part of this process and may ask you to provide information or documentation such as:

  • Your full name and date of birth
  • Your current residential address
  • Passport or driving licence details
  • Proof of address
  • Additional identification or supporting documentation where required

These checks are carried out to help us comply with our obligations under the Money Laundering Regulations.

Electronic Checks

Lucie White & Co currently uses Veriphy to assist with electronic identity and Anti Money Laundering checks.

As part of our checks, information may be verified against appropriate data sources and registers, including sanctions and Politically Exposed Persons databases.

If an electronic check does not provide sufficient verification, we may ask for further documentation or carry out additional checks, which may include biometric verification.

Source of Funds and Additional Checks

In some circumstances, we may be required to carry out Enhanced Due Diligence.

This means we may need to request further information about you, the property transaction, the source of funds or source of wealth, or the beneficial owner where somebody is acting on behalf of another person or organisation.

These checks form part of our legal responsibilities and help us ensure that property transactions are conducted appropriately.

Companies, Trusts and Other Ownership Structures

Where a transaction involves a company, partnership, trust or other ownership structure, we may need to establish and verify the identity of the organisation, its beneficial owners and individuals authorised to act on its behalf.

For companies and partnerships, our procedures can include identifying individuals with significant ownership or control.

Your Personal Information

Information obtained as part of our Anti Money Laundering checks will be handled securely and retained in accordance with our legal and regulatory obligations.

Relevant verification and transaction records may be retained for at least five years after the business relationship has ended.
